A Level 5 finish is a skim coat over the entire surface — the flattest paint-ready wall there is, and the standard for raking light and for dark or gloss paints. In Central Florida, T2FDS prices it at roughly $3.00–$5.00 per square foot above a Level 4.

Almost every production-built house in Central Florida is finished to Level 4. That is a legitimate standard and it is fine in most rooms. Level 5 exists for the rooms where it is not.

The problem is not flatness. A good Level 4 wall is flat. The problem is porosity: the paper face of the board and the joint compound over the seams absorb and reflect light differently, so even a perfectly flat wall shows a faint map of every seam and screw line once light hits it at a shallow angle.
This is called joint photographing, and it is invisible under diffuse overhead light and glaringly obvious the moment low sun comes through a west-facing window. That is why it turns up in Windermere lakefront great rooms and Clermont two-story entries but almost never in a hallway.
A skim coat covers the whole surface in one material. Paper and compound disappear beneath a uniform layer, so the wall reflects light evenly and there is nothing to photograph.
Most of our Level 5 work is retrofit, not new construction — homeowners a year or two into a production-built house who have discovered the problem after painting the great room a dark colour.
It is very doable occupied. We mask and seal the room, work it as a single unit, and hand it back paint-ready. One room at a time keeps the house livable. The surface has to be sanded and cleaned thoroughly first, so an existing painted wall takes slightly longer than bare board.

Level 4 finishes the joints and fastener heads only, leaving bare paper between them. Level 5 adds a skim coat across the entire surface so paper and compound are covered in one uniform material. The difference is invisible under diffuse light and obvious under raking light or gloss paint.
Almost certainly not, and we will tell you so. It earns its cost in great rooms, two-storey walls and anywhere low sun rakes across a large surface. Bedrooms, hallways and any textured room do not need it. Spending the budget on the one room where it shows is the right call.
Yes. The existing surface has to be sanded and cleaned so the skim coat bonds properly, which adds a little time compared with bare board, but retrofit Level 5 on painted walls is most of what we do.
Partly. A skim coat fixes light reflection and minor surface variation, but it is not a leveling system — it will not straighten a bowed stud or a badly out-of-plane wall. We will tell you on site whether the underlying wall needs correcting first.
