Central Florida does not flood the way the coast does. What we get is wind-driven water: a lifted shingle, a failed roof vent, a window seal that gives, and then water tracking along a truss until it drops through a ceiling two rooms away from where it got in.

Do these things before you call anyone

  • Photograph everything before it is touched — wide shots of the room and close-ups of the stain, from several angles. Adjusters ask for these and you cannot recreate them later.
  • Put a bucket under an active drip and pierce a sagging bulge with a small hole to let water out. A saturated ceiling that stays sealed can come down all at once.
  • Move furniture and rugs clear. Wet gypsum dust stains fabric permanently.
  • Get the roof or window covered. Drywall repair on a leak that is still active will fail — the source has to be closed first.
  • Note the date and the storm name. It matters for the claim.

What we do when we arrive

First we find the actual extent of the damage, which is almost never just the visible stain. Water travels along framing, so we check the surrounding area and the cavity above before deciding what comes out. Cutting to the stain line alone is the most common reason a storm repair has to be redone.

Everything saturated comes out. Wet gypsum does not recover — it loses structural integrity, sags, and becomes a mould substrate. Insulation that has been wet comes out with it.

Then the cavity has to dry before anything closes. This is the step people want to skip and it is the one that determines whether the repair holds. Once it is dry, we reinstall, tape, texture-match to the surrounding ceiling and leave it paint-ready.

Documentation for your claim

We photograph the damage before, during and after, and provide an itemized written estimate with the scope broken out line by line. Adjusters accept that format, and having it before the adjuster visits generally makes the conversation shorter.

We do not file claims, negotiate with carriers, or tell you what your policy covers — that is between you and your adjuster. What we provide is documentation and a defensible number.

After Hurricane Milton

Milton produced exactly this pattern across Lake and Orange County — ceiling damage well away from the point of entry, mostly from wind-driven rain rather than flooding. We were on site for many of those repairs within days and finished most within a week of starting.

My ceiling is stained but not sagging. Can it just be painted over?

No. Paint over a water stain will bleed through within weeks, and more importantly a stain means water reached the cavity. If the gypsum is soft, discoloured or the tape is lifting, it needs to come out. A stain that has fully dried and stayed firm can sometimes be sealed and re-textured, which we will tell you on site.

How soon after a storm can you get here?

Normally within days. In the week or two after a major landfall, everyone in the trade is oversubscribed and we will give you a realistic date rather than a promise we cannot keep. Call or text (352) 630-3132 and we will tell you honestly where you sit.

Do I need to wait for my insurance adjuster before you start?

For anything you intend to claim, yes — let the adjuster see it, or at minimum document it thoroughly first. We can do emergency stabilization to stop further damage and photograph everything, then complete the repair once your claim is settled.

Can you tell if there is mould behind the wall?

We can see and tell you what is visible when the wall is opened, and we remove saturated material. We are not a licensed mould remediation company — if what we find warrants testing or remediation, we will say so and stop rather than close the wall over it.

Does homeowners insurance cover this?

Florida policies generally treat sudden accidental water intrusion differently from long-term leaks and maintenance issues, but coverage is specific to your policy and your carrier. Ask your adjuster. What we provide is the documentation and itemized estimate they will ask for.
